Who is Steph the Estate Agent?

 

I’m Steph Walker, or Steph Vass since getting married. Estate agency runs in my family, and I went on to found The Agency UK, a firm named in The Sunday Times Top 100 fastest growing companies in 2026. These days, I’m also the agent on the ground in Aughton. I meet the sellers, get to know the homes and have the conversations that don’t fit neatly into a valuation form.

 

Are you based in Aughton?

 

Yes. Aughton is home, and I have a private office at my house where we can meet discreetly if you’d prefer to talk away from your own property. I’m equally happy to come to you or meet for a coffee at Daily Dose.

 

You don’t need to walk into a high street branch and announce to the world that you’re thinking of selling.

 

What makes you a personal estate agent?

You deal with me. I want to know why you’re moving, what a good outcome looks like for you and what you’re worried about. Then we put a plan around your home. There’s a team behind me, but I’m involved in the decisions, the feedback, the offers and the awkward conversations. Especially the awkward conversations. That’s usually when you need your agent most.

 

Do you only sell expensive houses?

 

No. I sell homes! Homes at all different prices across Aughton, Ormskirk and the surrounding area. A home doesn’t need a grand entrance to deserve excellent photography, thoughtful marketing and an agent who gives a damn.

 

How do you value a house in Aughton or Ormskirk?

 

I’ll show you what has sold, what buyers can choose from right now and where I think your home fits. Then I’ll tell you what I would do if it were mine. That might mean a price to entice plenty of buyers from day one. It might mean a more discreet start. What I won’t do is give you a flattering figure at the kitchen table and leave you to discover weeks later that buyers disagree.

 

Will my house have to go straight on Rightmove?

No. Some sellers want a full launch; others need a quieter first conversation. I can speak to suitable buyers before a home goes online, and I can arrange discreet marketing where that makes sense. We’ll choose the approach for a reason, though. If wider exposure is likely to bring you a better result, I’ll say so.

 

What happens once I accept an offer?

That’s when the second lot of work begins. I’ll look closely at the buyer’s position before we agree the sale, then stay involved as it moves through solicitors, surveys and chains. You should know what’s happening, what we’re waiting for and who is doing what. “It’s with the solicitors” is rarely a useful update on its own.
